HOW TO FILE FOR HOMESTEAD EXEMPTION

If you own property that will be your permanent residence on January 1st, you could reduce the taxable value of your homestead property by up to $25,000, resulting in a property tax savings of approximately $500 annually.  You may file for homestead between January 2nd and March 1st annually.  We have listed information about homestead along with contacts for some of the Central Florida Counties to get you started.  Most Counties allow you the option of filing in person, online or by mail.

WHAT IS HOMESTEAD EXEMPTION?

Florida Law entitles every person, who has legal or equitable title to real estate and maintains it as his/her permanent residence, to apply for a $25,000 homestead property tax exemption. A partial exemption may apply if the ownership of the applicant is less than 100%.

AM I ELIGIBLE TO FILE FOR HOMESTEAD EXEMPTION?

You must meet the following requirements as of January 1st:
  • Have legal or beneficial title to the property, recorded in the Official Records of Orange County
  • Reside on the property
  • Be a permanent resident of the State of Florida
  • Be a United States citizen or possess a Permanent Residence Card (green card)

 

 WHEN DO I FILE?

The deadline to file an application for exemption is March 1st. Under Florida law, failure to file for any exemption by March 1st constitutes a waiver of the exemption privilege for the year.

Regular filing is January 2nd - March 1st.
Pre-filing for the coming year is March 2nd - December 31st.

 REQUIRED DOCUMENTATION?

If applying by mail, you must submit a copy of the following documents:

  1. Your recorded deed or tax bill.
  2. All owners residing on the property and making application for the exemption must provide the following information:

    If you drive, a FLORIDA Driver's License and one of the following,

    • Florida Vehicle Registration
    • Florida Voter Registration Card
    • Recorded Orange County Declaration of Domicile (affidavit of
      residency obtained through the Orange County Comptroller's Office)

    If you do not drive, any two of the following,

    • Florida Identification Card
    • Florida Vehicle Registration
    • Florida Voter Registration Card
    • Recorded Orange County Declaration of Domicile (affidavit of
      residency obtained through the Orange County Comptroller's Office)
  3. Social Security numbers are required for all owners making application and their spouses, even if the spouse does not own and/or reside on the property. Preferably your card or some other document with your number.
  4. If you are not a United States citizen, your Permanent Residence (green) Card (front and back).

SPECIAL NOTES:

If title to the property on which you are applying is held in a trust, a copy of the entire trust agreement must also be submitted.  If you are filing on a mobile home, proof of ownership is required for both the mobile home and the property. A "Real Property" application must also be completed. Please contact Customer Service for this form.

ORANGE COUNTY

Our office mails preprinted applications to all new homeowners approximately 6-8 weeks after their deed is recorded in the county records. You may also contact Customer and request an application by mail or download the form. Please read all instructions carefully before completing and submitting the application.

By mail - be sure to fill out the application COMPLETELY, sign and enclose copies of the required documentation and mail it to our Exemption Department.

Online - You can now file for your homestead exemption online. WWW.OCPAFL.ORG

In person - bring copies of the required documentation to our Exemption Department or visit additional locations during the months of January and February.  

Please Note:  Your application is not complete until you receive a receipt back from the Property Appraiser's Office. Please allow 4-6 weeks for processing.

You may submit an application in person while visiting your favorite shops in the mall! OCPA will be accepting applications at the following malls beginning Tuesday, January 2, 2007 and ending Thursday, March 1, 2007.  The hours of operation are from 10:00 AM until 6:00 PM, Monday - Friday.
